Check-in: from 15:00

  • We ask for your understanding that earlier check-in is possible only upon availability and prior arrangement with us.
  • Please let us know your expected arrival time at least one hour before your arrival by phone or SMS +385 (0)99 5222 522 or +385 (0)99 4771 355. The keys will be handed over personally after individual arrangement.


Check-out: until 10:00 am

  • We ask for your understanding that a later check-out is only possible upon availability and prior arrangement.
  • If you would like to extend your stay, please contact us in time.
  • In case of early departure, no refund will be made.


One guaranteed parking space per apartment in front of the building.

  • We ask for your understanding that any additional vehicle can park in front of the building only according to availability.
  • Sufficient parking spaces are available on the street.
  • The provision of the parking space does not constitute a custody contract. In case of loss or damage to motor vehicles parked or maneuvered on the property and their contents, the landlord is not liable, except in case of intent or gross negligence.


Pets are not allowed.

Air conditioner runs only when windows and exterior doors are closed.



Rest hours: 22:00 - 07:00



Smoking is allowed on the terraces and outside. Smoking is not allowed in the apartment and staircase.



The landlord is not liable for the valuables of the guest / guests.


Good to know before packing and planning....

We provide

  • Bed linen for the duration of your stay. You do not need to remove the covers before your departure.
  • Hand and shower towels (1 set per person). The hand and shower towels are for the in-house use only. We ask  you to use your own bath towels for your beach visit.
  • A hair dryer is located in the vanity cabinet.
  • There is a small medicine chest for emergencies, which you will find in the vanity cabinet. However, we hope that you will not need it.
  • An iron is located in one of the closets.
  • Dishwasher tabs for the day of arrival (after that we ask for self-supply), dishwashing liquid, dish towels, a dish sponge, and a household towel; you will find these in one of the kitchen drawers.
  • Toilet paper (1 roll per person). After that we ask for self-supply.
  • Firewood for the grill.
  • Upon request, we will provide you with a children's travel cot (without bedding) free of charge. Please just let us know when booking if you need a bed.

Barbecue / Barbecue area

  • We have set up an outdoor grill for you. Please exercise extreme caution when handling open fires and pay particular attention to your children.
  • After grilling, please remove the cooled ashes from the grill and put it in the provided trash can. The grill grate has to be cleaned. Cleaning supplies are under the sink.
  • The sunshade is always to be folded up when leaving the barbecue area (to protect against storm and weather damage).
  •  The barbecue area is to be left clean, garbage is to be put in the trash can, dishes are to be washed and put back in the drawers provided.


Kitchen

  • Please take care of the kitchen equipment and the technical devices (operating instructions can be found in the bottom drawer next to the balcony door).
  • Please put the dishes back in the cupboards only when they are clean; the same applies to cutlery, pots and utensils that you have used.
  • Do not throw or pour any waste, food scraps, harmful liquids, grease or similar into the sink, as this may cause unpleasant blockages.


Cleaning / Intermediate cleaning / Final cleaning

  • Should you have a mishap (extreme dirt, liquids on the floor or work surfaces, etc.), please clean it up as soon as possible. Brooms and dustpans are available in the apartment; should you also need a vacuum cleaner, bucket and mop, we will be happy to provide them.
  • Should intermediate cleaning be required during your stay, we can gladly organize this for you. The intermediate cleaning also includes a change of bed linen and towels. The costs are € 50,- per intermediate cleaning.
  •  The costs of the final cleaning are included in the apartment price, unless otherwise agreed.


Duty of care and damages

  • We ask our guests to treat the apartment with care and to ensure that fellow travelers and relatives also comply with the rental conditions. Please pay particular attention to your children.
  • The entrance door to your apartment should always be closed and locked by key when leaving. Likewise, all windows are also to be closed when leaving the apartment to avoid possible damage due to storms or burglary.
  • Please use the resources water and electricity sparingly.
  • Nobody damages things on purpose, but it can happen to everybody that something gets broken. If this should happen, we ask you to report the damage to us immediately, so that we do not discover it after your departure during the final cleaning, but we have enough time to initiate the repair.
  • In case of more serious damage, the guest or his insurance company is liable for damages in the amount of the replacement costs.


Booking / Payment / Cancellation

  • Please send booking requests by phone, Whatsapp (mobile number +385 (0)99 5222 522 or +385 (0)99 4771 355) or mail (villa.m.sibenik@gmail.com).
  • For a valid reservation, at least a deposit of 50% of the full rental amount must be paid by bank transfer. After receipt of money, the definite booking confirmation will be sent  by email or WhatsApp.
  • With the booking confirmation the booking comes into effect and is binding. At the same time you accept our house rules / terms and conditions and cancellation policy.
  • Please note: Unfortunately, we cannot accept credit cards and EC cards or checks.


Procedure:

  1.     Inquiry by phone or mail by the guest.
  2.     Offer with exact price indication by mail by us, indication of the height of the deposit-payment.
  3.     In case of booking request, payment of the deposit by the guest within 3 days (duration of the pre-reservation).
  4.     After receipt of payment we will send the booking confirmation.
  5.     Final payment before/at arrival as agreed.


Cancellations
We do not hope that you will have to cancel your vacation unplanned. However, should this occur, the following cancellation fees will apply:

Cancellation of booking:

  • up to 61 days before the start of the vacation: 70%.
  • 60 days and less before the start of the vacation: 100%.

Cancellations must be made by 12 noon CET (Central European Time) of the day in question.
